Depending on the nature of the business, there are several types of certifications available today. Common certifications include: minority business enterprise (MBE); women business enterprise (WBE); disadvantaged business enterprise (DBE); SBA 8(a); HUBzone; veteran-owned small business (VOSB); service disabled veteran-owned small business (SDVOSB); women-owned small business (WOSB); business enterprises-owned by people with disabilities (BEPD) and “small business.”
While each certification has different criteria, there are similar criteria for many. For instance, all companies must be at least 51-percent owned by a person or a group claiming the certification status.1 The 51-percent owner must have unfettered control of the company. For federal and DBE certifications, the company must be a “small business” as determined by the Small Business Administration (SBA). A federal SDVOSB requires the business be “small,” at least 51 percent owned and operated by one or more service-disabled veterans whose management and daily business operations are controlled by service-disabled veterans, and the disability be service connected. While a HUBzoned firm must also be “small,” the criteria includes the location of the business and home addresses of the firm’s employees. State corporate laws and licensing laws are also criteria used to review applications for certification. There are special criteria that must be met depending on the certification type. For instance, while a 51- percent owner must have a personal net worth under $750,000 for DBE certification, the SBA 8(a) certification requires that the 51-percent owner have a personal net worth under $250,000.

I have several members that specifically handle billing, contractor orders, MLS input, marketing, transaction coordination, and buyer’s agency. While I have these members assist in day-to-day functions, I am very much in control of the tasks being completed. My oversight and involvement in the closing process is very in depth to ensure closing deadlines are met. We have a broad network of service providers and contractors familiar with the REO industry and guidelines. Our contractor network is at our disposal 24 hours a day, 7 days a week in order to provide the utmost service in property preservation.
We have a team of buyer’s agents actively working to sell our listings. They specialize in effective buyer representation and maintain a wealth of REO knowledge to more quickly sell your assets. We strive to sell to owner occupants and recommend repairs and analysis when viable. When the property makes sense to sell ‘as is’ to an investor, we tap into our large database of investor buyers. Both of these aggressive marketing methods have proven to effectively lower days on market and continually keep as at the top of the industry in sales.
We also feel that our strong online presence is crucial for the changing real estate industry. All of our properties will be placed on over 300 websites including: www.Realtor.com, Google My Business, Yahoo, CraigsList, Zillow,Trulia, Zillow, Res.net, Equator, ListHub, and many more! We directly market our team’s website www.IndyPropertySource.com in order to capture buyers at specific properties. Every listing gets its own virtual tour and marketing strategy. We utilize our team’s Facebook Page, Twitter, and YouTube, blog on our Boomtown WordPress site, and are constantly promoting our listings and business.
We currently carry around 100 assets in inventory but have scaled systems to take on double our current inventory with no additional hiring. We can manage over $50,000 in account reimbursements as needed with liquid reserves. We also maintain a disaster recovery plan and cross train our staff to be able to react to any and all situations.
